Cladding on a project-home budget

South West Sydney is building faster than anywhere else in the city. Edmondson Park, Middleton Grange, Austral and Leppington are turning over new lots continuously, and almost every project home on them comes with a facade package where the timber-look element is an upgrade line item.

That upgrade is usually the first thing owners look at replacing, because the standard offering is either painted fibre cement pretending to be timber or a small run of real hardwood that needs oiling from year two. Priced by the board rather than by the square metre, capped WPC lets you cost the actual wall, count the boards, multiply, done, and compare it honestly against what the builder quoted.

It also matters that the number doesn't move later. There's no staining cycle, no re-coat, no board replacement at year eight. What you pay for the boards is what the wall costs over its life.

Narrow Lots

Side passages, zero-lot walls and heat

The other thing about the new estates is how close the houses sit. Zero-lot and near-zero-lot builds leave side passages you can barely turn around in, and a rendered wall a metre from the neighbour's is a permanent maintenance headache. You can't get a ladder in to repaint it properly.

Cladding those walls in capped board is a one-time job. Nothing needs re-coating, so nobody has to get back in there. The same logic covers zero-lot boundary walls and the blank garage elevations that face the street on narrow frontages.

Heat is the last factor. South West Sydney runs hotter than the coast: 40°C-plus stretches are normal through summer. UV stabilisers and inorganic pigments under the cap are what keep the board from chalking and fading through that, which cheap uncapped WPC will do inside three to five years.

It depends what the builder quoted, but pricing by the board makes it easy to check, count the boards the wall needs, multiply by $30 or $37, and compare. The other half of the comparison is that there's no oiling or re-coating cost afterwards, which a hardwood batten upgrade will carry from about year two.

How fast can you get boards to a South West Sydney site?

Will it fade in South West Sydney summers?

Not the capped board. UV stabilisers and inorganic pigments sit under a co-extruded cap, which is what holds colour through the 40°C-plus runs. Cheap uncapped WPC is the one that chalks and fades within three to five years. We only supply co-extruded, capped board.
